Baseball and Steroids- The Controversy. Credit Card Debt Freedom is Possible.

There has been a lot of controversy about steroids in baseball. Does it enhance performance and what are the side effects. Are records today the result of steroids. And are athletes harming themselves.

First of all, we need to understand what is a steroid. And why do players use it. Anabolic steroids are a synthetic version of the male hormone testosterone. Testosterone in it's normal state promotes and boosts muscle development and growth.

When it is supplemented with steroids, you have an increase of muscle mass, reduction of body fat, and enhanced endurance. It is used by athletes to try to have the edge on the competition. It is believed that by using a steroid in baseball it will cause you to hit the ball further. And longer.

What are some of the side effects? They range from psychologically to physically. From a psychological standpoint, they can range from a feeling of well-being to depression. Mood swings. And even rage. Sometimes called 'roid rage'. Other adverse psychological effects can include intense aggression and violence.

From a physical standpoint, you can have all kinds of changes. You will have increased muscle mass and increased endurance, but the side effects can include a plethora of problems. The worst being liver damage, and cancer. You can have acne, excessive hair growth or loss. Testicular atrophy (shrinking), etc.

What is the reward vs. risk? The reward being a quick avenue for increased muscle mass, increased performance, and increased endurance. A feeling of invincibility. The risk is permanent physical morbidity and psychotic episodes that include aggression, violence, and rapid mood swings. Also feelings of depression and suicide. Is the reward worth it? Absolutely not! Yet it is abused by athletes today for the quick gain of fortune and fame. It is believed that by using a steroid in baseball it will lead you down the path of fortune and fame.

There has been a lot of controversy whether Mark McGwire or Barry Bonds or Gary Sheffield and others have used a steroid in baseball. There is the infamous BALCO incident where there are accusations that Barry's long time friend Greg Anderson was supplying Barry with an untrackable steroid, sometimes called "the cream" or "the clear". Which raised a lot of questions in the baseball world. Did they use a steroid in baseball and is there proof it enhanced their game? We can draw several conclusions from this.

First off, is there any proof that a steroid in baseball has enhanced the record book with unfair records. At this time, no. We have to remember a couple of things before trying to point fingers, etc. Barry Bonds went on to have an unbelievable season setting a single season record of home runs that will probably never be surpassed in my mind. This happened from a guy that usually averaged around 35 homers a season. Can you explain the sudden jump in home runs? Probably not. But you can make the assumption that he has matured to the top of his game and that he had a dream season.

Now, let's look at Roger Maris. When Roger went on to hit 61 home runs from a guy that usually never hit that many. Did everyone in the world suddenly start saying there must be a steroid in baseball that he is using? Or he must be doing something to enhance his game. No they did not. They assumed that he just had a magical season that only comes around ever so often. Can we draw the same conclusions about Barry, and about Mark? Yes, we can. Could it be that they had magical seasons? Absolutely.

Until the evidence comes out, we don't know what any athlete is doing. What I do know as a former major leaguer is how difficult it is to perform at such a high level day in and day out. In my mind, whether they are doing steroids or not, you still have to hit the ball over the fence. You still have to make solid contact consistently. You still have to have great fundamentals. I think what has happened on the baseball field has been remarkable and we are lucky to be able to witness such great athletes perform daily.

Steroids in my mind take away from the game. Even though they provide a quick explosion of muscle mass and endurance, over the long run, they will harm you. They will cause psychotic events, and physical damage that will last a life time. The bottom line is simple. Play the game the way it is meant to be played. Play with honor and pride and dignity.

Start by listing all of the debt you currently owe along with a list of what your monthly obligations are for each debt. When listing essentials, it's important to include a certain amount for clothes, medical and entertainment because no matter how good your intentions, you will spend some money in these areas. If you budget ahead for them, you are less likely to just waste it.

Start paying one credit card first

Don't try to pay off all of your credit cards at once. Doing this will take too long and end up discouraging you. You're better off concentrating on getting one card paid off, then putting the money you've freed up from that one card and applying it to the next one and so forth.

Which credit card charges you the highest rate of interest? Start with that one. Pay the minimum due on all of your credit cards expect for the one you have chosen to focus on first. On that card, put as much money as your budget allows onto the card after all of your expenses and debts have been factored in. Keep doing this month after month until the credit card balance goes to zero.

Loose all credit cards except one

Plan to keep one major credit card for unexpected expenses, car rentals and emergencies. Get rid of all your other cards as you pay them off. Most people can't resist the temptation to spend money on a clean card. If this describes you, you're better off without many credit cards than you are to get right back into deep credit card debt.

Follow this plan, and depending on how much you owe, in a year or so, you should have pretty much achieved credit card debt freedom!

One of the unwritten rules of writing a book, an article, or any sort of material that requires the writer to interview experts or people "in the know" is to tape record the conversation. Whether the recording occurs via phone or in person is irrelevant. This rule is a good one.

This leads to the following questions:

* Do you transcribe every tape?

* Who owns the transcription?

The answer to these questions does have an "it depends" so let me explain. It depends on your state's or countries laws on the tape recording issue. It depends on the how much you're getting paid for the project. It depends on whether you can use the interview notes more than once. It

depends whether you are using interviewing as an escape -- a procrastination technique because you enjoy that interview process more than the writing.

Okay, we got the "it depends" listed and out of the way. Let me present a few of my secrets -- the things I have learned as a writer and teacher over the last many years.

Secret 1: Just because you tape recorded the conversation doesn't mean you have to transcribe the tape. The tape is a great safety net for reviews.

Secret 2: You don't need to transcribe the whole tape. Many times all you need are the important parts.

Secret 3: Tapes are cheap, buy plenty instead of reusing, and keep them for a few years.

Secret 4: Create a tape master finding system. Microsoft Excel is a great way to track with a numbering system. Include the year somewhere in the numbering. Color coding adds visual effectiveness. Large colored dots are available at most office supply stores.

Secret 5: The storage container and where you store the tapes is important as to how long they last. Heat and moisture destroys the quality. Find small, thin, plastic containers with a tight seal with a one-layer depth.

Secret 6: Don't place a magnet anywhere near them. So keep the paperclip magnet and the phone (many have magnets in them) away from the tapes. Palm Pilots too.

Secret 7: Use rubber bands to consolidate tapes for a similar project or topic but be careful not to wrap them vertically over the open part of the tape. Wrap horizontally. After a few years rubber bands dry out and become brittle.

Secret 8: Delegate the task, it always cheaper either in dollars or patience. Place an ad at the local college and offer $30 to $45 per tape. I have found several through the Business Centers at high schools and community centers. If the interview is rare or precious, hire a professional service and pay the higher rate. Have at least 10 ways you can get a tape transcribed reasonably and fast at your disposal. Start with the Yellow Pages. Rate them on fastest and quickest. Consider using FedEx to deliver and pick up the tapes, for safety, and to save time. I never recommend sending the tape out of your country to save money.

Secret 9: Don't sign a contract, ever, if they have a clause in it, "All notes, tapes, materials and transcripts must be turned over to the publisher." Cross it out and don't agree to this. If the publisher is paying for the transcription and your time separately for the interview, they are yours.

Secret 10: Prepare the questions ahead of time and stick to them. Preparation saves time all around. If you are not sure what questions to ask, ask the publisher what questions do they want to have answered when they give you the assignment. It is a good procedure to provide the questions before hand to the interviewee. This helps them prepare. If they read from their typed notes then ask questions differently or drift with one question then return. They will usually stop reading, think, and not return to their notes.

Secret 11: If you are a fast typist you will most likely be able to type and capture 75% of the conversation.

Keyboard Lessons - Learn To Play Electronic keyboards

Learn to leave out repetitious information and use a keyboard shorthand. After the call, review the notes immediately and expand the shorthand. If you use a common shortcut, use "find and replace" in your word processor as a time saver. Also explain that you will be typing their response so that the sound of the keyboard doesn't distract from the conversation. If you prefer, you can even ask for permission: "I hope you don't mind, I'm a fast typist so I prefer to type my notes as we talk." It's like asking for permission but not quite.

Then onto my teen years. My mom had a few boyfriends back then. The majority didn't like me and my brother too well, but mainly my brother, I guess it was jealousy. Some were okay others weren't. Some treated us like crap, others looked out for us. When they picked at my brother, I once again became a protector of my family and especially him. Now they had to get back at me right. What was closest to me back them? My animals. So how did one get to me? He would torture my dog, all the time, beat him, kicked him, whatever he could because he knew it hurt me and I would defend my dogs as I would family. I got punished a lot usually for sticking up for my brother. My mom would get mad because we embarrassed her and would be upset. I had a lot to say about my mom but we have since made up and I really don't want to discuss that now.

My grandparents were like a second mom and dad for me though. We ended up getting new neighbors when I turned 15 and they had a teenage son. My aunt talked my mom into letting me date him, huge mistake and I mean mistake. I had no experience with boys at all. I had a very isolated life, no boyfriends or anything up to that point. For years I didn't even really have many friends at school maybe one or two. I was too shy. I couldn't even look most people in the eye, especially if they intimidated me. I force myself to do it now though regardless. I even got fired from my first job because I couldn't look at people, when I took their order, and when my boss confronted me about messing up orders I got fired when I refused to look him in the eye. Now back to the guy.

My mom gave in and let me date him. He was my first everything, and I do mean everything. Her never ever pressured me into having sex, but I was so naive I thought if I did we would get married and live happily ever after. I was way to innocent. I finally gave into him, in the back seat of his car, in the middle of a ball field. A month later he broke up with me and went back to his ex girlfriend. I was devastated I was completely heartbroken. Nobody knew about us and everyone began to wonder why I had so suddenly become so angry. I was angry with everyone and life in general. I was ashamed and completely pissed off It didn't help that he lived next door and I got to watch him and his girlfriend together on a daily basis either.

The next guy I dated , well we ended up dating for at least a year maybe two. . he cheated on me constantly. He cheated on me as much as I changed clothes and that was a lot.. I also got in a lot of trouble with him. I ended up running away from home. He ended up getting arrested when my mom found out I was having sex with him. My mom was going to send me to a girl's home but my oldest sister stepped in and stopped it. That was with the help of her(Mom's) new boyfriend, now husband. I ended up going to my cousin's house for about a month maybe a little less.

Now I was the rebel, the black sheep of the family. I was forbidden to see the guy anymore, but I snuck around and saw him anyways. My mom became afraid of me, and I felt like I finally had some control over my life. In reality I was more out of control then, than I ever had been. My anger was to the extreme. I would literally fly into rages and I cared about nothing and noone. I had, had my taste of men and If they could play I could too. Boy did I play. I never did sleep with a bunch of guys, no I felt I was to good for that, but I did have a few boyfriends and I learned to play games. I stayed with some of these guys for awhile a year here or there. I did hurt a lot of those guys. I did it intentionally too at times. I have since tried to make up for that, some of them I am friends with now, but I did play people and I am not proud of that.

Dealing with Criticism and Rejection. The Personal Cost of Shyness.

Whether it's the other kids making fun of you at school, you just received a really harsh performance evaluation from your boss, you got turned down by the girl you asked out, or you didn't get the job you interviewed for, rejection and criticism hurts. I won't tell you not to take it personally, because it is personal. You are the one who was criticized. You are the one who was rejected. No matter how much self-confidence you have a part of you cringes every time someone rejects you or criticizes you. You are the one who has to get rid of that awful feeling in the pit of your stomach. What do you do to make yourself feel better?

You could be angry or revengeful, but that won't actually make you feel wanted and admired. Quite often it can bite you in the rear end too. You may have been a really close #2 for that promotion at work. The girl who turned you down for the date might have been in the middle of breaking up with someone and was thinking that you would be a good companion later on down the road. Your boss may actually like you a lot and it may be his boss who told him that he was being too nice during the performance evaluations and that he needed to be tougher. You don't always know for sure why you are being criticized or why you were rejected. If your gut response is to do something vengeful, there's a good chance that you're closing the door on any future acceptance by those same people. There's no long-term benefit in alienating others who might have cared about you or admired your work at a later time.

You could just assume that the other person is stupid or wrong and completely ignore them and their opinions of you. The problem with this approach is that you may have been able to find nuggets of truth in their criticisms that you could have used for personal growth. Not all criticism is meant to be destructive and mean. Constructive criticism can be hard to take but extremely useful.

My daughter had heard that a dear friend of hers was being made fun of at school because he had bad breath and the kids thought he was homosexual because of some clothing choices. She wrestled with the decision for a long time before she finally decided to come forward and tell him what was being said behind his back. He was mortified but he was also able to make some changes in his personal hygiene and his wardrobe choices. Ultimately he chose to take the course of self-improvement and succeeded in drastically changing his public image for the better. The same can be true if the criticisms are coming from a coworker, a best friend, a boss, a family member. The key here is to consider the person who is offering the criticism. How are they saying it? What is their real heartfelt intentions behind delivering a criticism. If you trust them and believe that they genuinely mean well, then consider what they are saying and whether or not they may have a valid point. A bit of constructive criticism can be horrible to swallow but ultimately the best thing that can happen to you.

You could obsess over what they've said. I have had readers write in to tell me that my articles stink. One in particular hated an article I wrote about picking and choosing a couple of good causes to donate your time to rather then trying to do it all. She obviously didn't read the article because she thought that I was saying that I personally could single handedly save the world, healing it of all it's problems. The whole point of the article was to find balance between our desire to do it all and the realities of what our talents, assets, and overall lifestyles would really allow us to fix. My gut response was to be very hurt and angry at the reader's harsh words and her ugly assessment of me as a person and as a writer. The truth is, she obviously didn't read the article. If she had she would see that I absolutely agreed with her that I can not fix all of the problems of the world all by myself. To obsess over her criticism of my article would have ruined my entire day and would have kept me from being able to get anything done. Her letter is a perfect example of the idea that sometimes you have to completely ignore the person who is rejecting you. Some times people have problems or issues of their own and what they are doing is venting at you and criticizing you without even considering what they are saying or who you really are. You have to ask yourself, "Is this particular person's opinion of me accurate? Does their opinion of me really even matter?" Sometimes the answer is no. "No they don't know what they are talking about and no I really don't care what they think of me." If this is one of those times, then there is really no reason for you to obsess over what they've just said to you.

For your own sake, I would recommend taking your emotional heart out of the situation. Do not allow your heart to make the evaluations as to whether or not the rejections or criticisms in your life are valid or not. From a logical position you can ask the person who turned you down why they made that choice. Was the other person more qualified for the job? Did the kids at school catch you picking your nose in public? Were they having a bad day? How can you improve yourself so as to safeguard yourself from future criticisms and rejections? Stand up straight, walk tall, and don't let them see you sweat!

How To Overcome Shyness

Has someone nearby been sending you emails rather than calling or meeting you face-to-face? When you do get together, does she or he stand back, avoid holding eye contact, or speaking up?

While there are many possible reasons for their behavior, that person may, in fact, be a victim of what has become "the third most prevalent psychiatric disorder" according to Dr. Lynne Henderson, a director of The Shyness Clinic. Yes, shyness.

Along with Dr. Phil Zimbardo of Stanford University, Henderson has been studying what they believe is a growing social epidemic. In their research, nearly half of Americans describe themselves as chronically shy. Another 40% considered themselves as previously shy and only about 5% believed they were never shy. Dr. Zimbardo intends to draw more public attention to this disorder in his role as the new president of the American Psychological Assocation.

Shy people tend to smile, touch and speak less. In social situations they experience symptoms such as rapid heart beat, perspiration, and butterflies in the stomach . . . often. Henderson and Zimbardo say that shyness is a form of excessive self- preoccupation. Shy people think more negative thoughts about themselves, are more likely to expect to be rejected and perceive others as less approachable than less shy people.

They are even more likely to forget information presented to them when they believe that they are being evaluated. In short, the world looks like a scary, unfriendly place, so, ironically, they prove themselves right and often look unapproachable.

At what cost? Shy people obviously have more trouble meeting people, conversing, forming relationships -- participating in life. Professor emeritus Thomas Harrell of Stanford University examined Stanford M.B.A.'s over a 20 year period to elicit their "success" factor and found that,"The number one factor linked with success was social extroversion, the ability to speak up, something that shy people are least apt to do.

The bad news continues.

How To Overcome Shyness and Find The Woman Of Your Dreams

In addition to the pervasive loneliness which shyness engenders, two potent, negative consequences of shyness are

1) greater health problems because shy people tend to have a weak network of friends and are thus less resilient to illness and less likely to even tell give doctors sufficient information to be treated, and

2) likely to make less money, live up to their potential at work or feel appreciated for their contributions.

Metaphorically, shyness is a shrinking back from life that weakens the bonds of human connection. In her book, "That's Not What I Meant", Dr. Deborah Tannen wrote that, "Little of what we say is really important, relative to the words that are used, but it is the conversation itself that shows involvement."

Why are more American describing themselves as shy? Is it our growing social isolation? Machines are replacing humans in many of our everyday interactions, from bank ATMs to gas stations to Email. Dr. Henderson believes that, "The growing context of indifference to others means a lowered priority is being given to being social." With less time spent in face-to-face interaction people are feeliing less comfortable with their ability to connect when they do want that closeness, turning modern-day shy.

What can you do to reach out through your shyness? Shyness expert, Jonathan Berent, offers four pieces of advice which I have paraphrased:

1. When you feel safe you do not feel shy.

Seek out and create safe environments to experience the non-shy parts of yourself, where you can be completely yourself without fear of judgment or negative consequences.

2. You are responsible for your actions, not your feelings.

A natural instinct is to be driven to get rid of uncomfortable feelings. But you can remove feelings or control them. You can only feel them and then move onto what you want to feel or do next.

3. Your feelings are not within your control, but your follow-up thoughts and actions are.

Trying not to feel shy leads you to trying not to feel at all.

Try stuffing your feelings and you may turn compulsive, obsessive, addicted to something or someone and/or withdraw.

If you try to stay with your feeling of shyness and see the worst that you can feel, then, over time, you know that you can survive, and even thrive in situation that had seemed scary.

4. Shy people are often attracted to those who do not return the affection which is a very painful way of creating safety.

Knowing this, you can become more aware of people who are comfortable enough to reciprocate your reaching out.

One final personal note. Most of my childhood I was quiet and kept to myself, mostly because I enjoyed daydreaming and reading. But most people thought that I was shy. In fact a school therapist diagnosed me as "phobically shy." I saw how isolating their view of me could make my life if I did not learn to reach out more so that people would be comfortable with me when I did want to connect.

We all know from harsh experience that, while everyone yearns to be known and cared for, not everyone knows how to show appreciation in the face of caring. You "say it better" to connect and care, not because those gestures will always be acknowledged, but because, it is your brave and warm expression of how you want to live your life. Yes?

One of the most common complaints people have these days is that their plate is fuller than full. The demands of modern life often leaves some people feeling dragged out and inadequate. Many people know intellectually that they can't give 100% to everything, yet still they have unreasonable expectations for themselves. As a result "something's gotta give," and usually, it is their self-care & personal fulfillment.

See if this sounds like something you might be saying to yourself. "Life just seems to be whizzing by me, and I don't really feel as though I'm spending enough quality time on the things that matter most to me. I worry a lot that I'm going to somehow miss my life and then it will be over."

Life's demands may not slow up any time soon, and learning to balance life is an ongoing art. If you think one day you will "get it all done, and then you can relax," you are bound to be disappointed.

So then how can we insure that those things of greatest importance to us get the amount of attention they deserve? Consider the following absolute basic life management skills.

Number one: Identify the top four priority categories in your life (i.e., spirituality/personal development, family/relationship, career, personal care/health) and honestly assess how much time you give to each category.

Often people have expectations of themselves that are unreasonable given the amount of time they actually have to devote to something. If, for example, you are giving only 50% of your time to career, it is truly unreasonable to expect yourself to be a superstar in that category. Additionally, if kids and family are a top priority to you, giving only 50% to career is probably the max you can give and still have enough time and energy left over.

Number two: Write things down! Don't use your brain as your day planner. Doing so increases stress. Consider making five separate "to do" lists. The first four lists correlate with your four top priority life categories (from our example above, one for spirituality/personal development, one for family/relationships, one for career/work and one for personal care/health). Then the fifth list would be for general "to do's" that don't fit into those top four categories.

From these lists make sure you schedule the important items in your priority categories FIRST, BEFORE anything else makes it onto your calendar. As a result you won't have to worry whether you're making time for priorities. Then you can pick and choose from your general to do list which additional activities you may need to, have to or (actually want to), fit in. By the way, don't be afraid to use that good word "no" to any time-robbers you identify!

Number three: Practice being in the present moment only. Let's say you're always thinking about your endless pile of work at the office when you're home with the family. Fact is there is absolutely nothing you can do about those things on your desk. Worrying about it takes precious time and attention away from your priorities and increases your feelings of dissatisfaction about life.

It takes practice and some mental self-control to keep your attention on what's happening in the present moment, but this tip alone will bring huge rewards. When you savor the series of life moments one by one, you will find you don't feel as though you're missing out.

Be patient and loving with yourself. Always remember, life is an ongoing process and it will throw you curve balls from time to time. But with practice, you will find coming back to equilibrium gets quicker & easier. As a result, you will enjoy life more and have a more consistent experience of happiness.

In pre-industrial societies illness was not seen as a 'random assault from outside' but as a deeply significant life event integral to the sufferer's whole being - spiritual, moral, physical and life course - past, present and future.

Dis-ease was interpreted as packed with moral, spiritual and religious messages as one of the many ways through which 'God revealed his will to mankind'. Other philosophies of medicine such as Ayurvedic or Tibetan think similarly, in these, dis-ease has a karmic aspect.

Around the tenth century in Europe - after the so called 'Dark Ages' - women, the original stewards of the land (men did &animal husbandry'), were dispossessed of it by the new patriarchies of the Church and State. This male hierarchy hid the things they were most afraid of, namely the fact that it is women who hold the key to the processes and powers of life. They took them as their own, decreeing laws about how we should behave to impose control and inventing 'original sin'. Allied to this there came a prolonged persecution of women, especially any of those involved in healing. Some sources estimate about 5 - 9 million women were destroyed across Europe during this persecution. Essentially the role of women as healers and midwives was discouraged and &home-making' and its many associated skills is still regarded as a &worthless' career according to our primarily fiscal values based on GDP.

When a patriarchy takes over a matriarchy as a fundamental paradigm shift, one of the main things that happens is that 'healing' and 'spirituality' are separated out as an instrument of control. The world of spirit and physic were separated and became even more so during the great male 'Age of Reason' that began with Descartes and continued with Newton, the tail-end of which many are presently clinging to in desperation and a degree of applied self-interest.

Rene Descartes (1596 - 1650) was a central influence on the 17th century revolution that began modern science and philosophy. His &Method of Doubt' was published in 1637:

"I resolved to reject as false everything in which I could imagine the least doubt, in order to see if there afterwards remained anything that was entirely indubitable".

The philosophy of &Cartesian dualism' became part of our science, where the mind and the body are seen as essentially separate. The &self', the conscious being that is &me' was seen as essentially non-physical. Misguidedly (it was not Descartes intention) this philosophy contributed to the mechanistic and rational philosophy of the universe adopted by our culture. Descartes was one of the first people to suggest that phenomena could be understood by breaking them down into constituent parts and examining each minutely. His view of the human body as a machine functioning within a mechanistic universe took prevalence within the &Age of Reason'.

This attention to analytical detail is still at the heart of our scientific research methodologies. As a result Western medicine has produced &World saving' vaccines and antibiotics. It has created drugs and surgical techniques that do utterly amazing things. Even during the time of Sir Isaac Newton the human body was viewed as an intricate biological machine. The Universe was an orderly, predictable but divine mechanism, a &grand clockwork'. Although hundreds of years have passed, Western scientific medicine still holds the same basic philosophy, but are more sophisticated in studying biological mechanisms at a molecular level.

The first Newtonian approaches were essentially surgical. The body was seen as if it were a complex plumbing system. If it went wrong the offending piece was removed or bypassed. These days instead of using knives, drugs are often used to do more or less the same things.

Humans though are far more than walking sacks of chemicals. Cancer cannot be treated effectively under a philosophy of reductionism. Scientific cancer research has failed to find a cure because it is looking in the wrong places with the wrong tools. Cancer needs to be understood as a &whole' disease in relation to each individual's experience and the culture of which they are part. It has multiple causes that vary with each patient. The strategies that worked so well for tackling acute infectious diseases are inappropriate for dealing with chronic and degenerative conditions. Cancer patients can be at best increasingly &patched up' by orthodox treatments but at spiralling health care costs.

So often when we think of our ideal mate we give them qualities and attributes that one person may or may not be able to possess. These qualities can be how they look, how they treat us, to something like what kind of job that they have. Are these ideas realistic? Sometimes yes, and sometimes we are way off the mark. A good exercise may be to write down these ideals and see how realistic we are.

By writing down the characteristics we desire in a potential partner we can learn a lot about ourselves. We often look for characteristics in another person that we do not have. Are we looking for someone stable? Are we looking for someone who has equal professional success that we do? Going through the exercise of writing down as many qualities and characteristics helps us to look and see if we are being reasonable.

Personally speaking, I adore tall, dark-haired men, and if they are balding, all the better.

My guess is that we would easily trade in a few of those superficial qualities for good character traits in a person. Another thing you may benefit from is just by looking, at your list and reviewing past interests.

By reviewing past interests you can see if you are dating people that have qualities that you desire. If you value honesty, and find that you are dating people that aren't as honest as what you like, you need to readjust your radar, and start looking for people who have the characteristics you want.

By writing down qualities you want in another person, you can tell what you really want and desire. You can also make adjustments and see that are you cultivating relationships with those who have those qualities. It may also be a useful tool in a current relationship to see how that other person measures up. Knowing what you want, is always beneficial when it comes to a relationship, take time out to discover what you want, and decide if you're being reasonable.

Women don't want all that hair in places other than on their head! With either heredity or age, the ladies are bound to get a moustache on their upper lip and it's never ever welcomed. First there was shaving, and then came the plethora of creams, lotions and potions to remove hair, then there was waxing, and even electrolysis. Now gals, there's yet another method you may choose to rid that unwanted stache on your upper lip. It's called Threading.

Threading is done at salons or can also be done at home. The process removes the fine and fuzzy hair right from the root. If it sounds painful, consider the options. If you shave your lip, it'll come back stubbly, eventually like a man. What wants that? If you use a cream, you're subjecting yourself to chemical reactions and it doesn't rid the hair at the root, so it'll likely just grow back faster and thicker. If you've ever had your lip waxed, ripping that sucker off hurts too. Not to mention the bright red upper lip for hours and the small beady blisters for a week. Ick. Ever try plucking your hairs out? Ouch is right! You could bleach that hair, but then you'll just have a lighter colored moustache. Every method has its drawbacks.

Many women say the best method of hair removal from the upper lip is threading. One of the benefits is that you don't have to wait for hair to grow a certain length. The concept is that you're going to get the hair twisted and spun into the thread and thusly yanking, gently yanking it off your face. It might be difficult for you to visualize the procedure, so you may want to have it done in a salon first if you're not getting the full gist of what needs to happen.

To start take about 24 inches of thread length. Yes, the sewing thread, any kind, nothing special so long as you use a good quality, strong thread. Take both ends and tie them, together in a knot. You'll have a circle of thread when you're done tying the ends together. Next hold the thread with both hands and wind them around (loop around) your hands about ten times. Then place the thread around the fingers of both hands. Push the part that is wound up towards one hand by widening the fingers of one hand and at the same time closing the fingers of the other hand. Use an alternating "open/close" motion with opposite hands.

By opening the fingers of the closed hand and closing the fingers of the other hand, you're pushing the wound portion in the other direction. It will take some practice. Keep pushing the wound up portion back and forth until you are able to push it back and forth easily. Once you have the hang of it, you might be ready to start practicing on a body part. Don't use the upper lip as a practice point. Try the leg or some other body part that is easily accessible.

Begin by placing the thread on the portion of your leg or elsewhere that you are going to first try. Place the wound part on one end of the hair, and the thread from the other side should be on both sides of the hair you want to remove. Next, move the wound portion to the other side, making sure that it catches the hair while moving. It will then lift the hair from the root as it moves back and forth.

After you've practiced this method and are fairly comfortable with it, move onto your upper lip. It'll be quick and easy, taking only a couple of minutes every other day. How wonderful will it be to always have a hairless lip!

If all else fails, you may not be an expert threader, but you will at least know what someone is talking about next time they mention threading and they're not referring to cross-stitching!

When you start your own online business, you often get frustrated when you cannot get the desired results that you want. When you checked your web log, not enough website traffics is coming. You have try lots of promotion methods: banner impression, guarantee clicks, exchange links, search engines optimization and many others ways but traffics is not coming as quickly as you want.

I have found a few things that I like to do whenever I feel the blues creeping up on me. Here is a list of things I enjoy doing and always helps me.

Warm up.

Give yourself 15 minutes in the morning so you can wake up slowly, set the alarm clock for 15 minutes before you really need to get up so that you can have the satisfaction of hitting the snooze button at least once.

Eat a 3-piece breakfast.

The 3 components of a good breakfast are carbs, proteins, and fats.

EXAMPLE:
Cereals with milk or wheat toast or muffins...for protein consider adding low fat yogurt or cottage cheese, or a small piece of chicken or fish.

Arrest the energy robbers.
Problems at home or on the job try to deal with them ASAP they rob you of your sleep....

Turn off to turn on.
Instead of watching TV read a book instead.

Work out to rev up.
Exercise.

Tackle one thing at a time
Make lists, set priorities, and chart your progress...that way you can see how well you are really doing.

Take one a day.
One multi vitamin a day can help boost both your immune system and help you feel better, especially if you don't eat right.

Put out the fire.
Stop smoking.
Ok I need to do this one...

Just say no!
Learn to delegate things...another one for me to do!!!

Make lunch your big meal.
Eat your biggest meal during the day then follow up with a 20-minute walk.

Tune in.
Listen to some fast pace music. Like U2, Shania Twain, whatever makes you feel like moving?

Curb your caffeine
1-2 cups a day is ok, remember not only the coffee but also all the pop or sodas you drink.

Several months ago, the 3,000-member California Association of Mortgage Brokers (CAMB) created the first real definition to describe the abusive lending practices of predatory lenders. According to the CAMB, predatory lending was described as "placing consumers in loan products with significantly worse terms and/or higher costs than loans offered to similarly qualified consumers in the region for the primary purpose of enriching the originator and with little or no regard for the costs to the consumer."

Most mortgage brokers provide good service to their clients, yet there are a few who use unethical practices. Those brokers, called "predatory lenders" by the CAMB, not only over-charge consumers, but they also get paid in other hidden ways.

For instance, avoid lenders who charge more than the usual three percent fees for a conventional loan or four percent fees for a government-sponsored loan. Even non-prime lenders can't justify excessive fees.

Also watch for hidden loan costs, such as the Yield-Spread Premium. This term refers to a rebate that's given to brokers when they place a borrower at an interest rate higher than the rate for which they qualify. Refuse to pay yield-spread premiums and unwarranted fees, and avoid brokers who include these charges in their loans.

Besides charging high points and fees, predatory lending practices may also include such things as "packing" credit insurance on to a loan, making mortgage loans to homeowners who don't have the income to repay them, and repeatedly refinancing loans.

When it comes to obtaining a real estate loan, it's your responsibility to become a knowledgeable consumer, which means you'll need to keep asking questions of your lender. If you aren't able to get clear, easily understandable answers to your questions, it's possible that you may be dealing with a predatory lender.

Make Big Bucks with Lotto Magic

Since my departure from the traditional "Corporate Life" almost 8 months ago at the young age of 42, I have been on a free-bird journey to "find my bliss". In that time and my travels, I have continually been confronted with and struck by the fact that, although there is much talk about and studying of "the power of intentions", it appears to me as though many people aren't yet really "living it". "It" being their own life, dreams or reality in happiness and in well being.

The lights of their proverbial stage remain unlit and the seats of their theaters empty.

Living life "on purpose" and in deliberate creation is, magical, mysterious, and some would say outright miraculous. I am in awe - and giggles - daily as I witness one "coincidence" after another play out for my personal delight and bliss. I have a new term for "coincidence", it's now replaced with "Universal Wink", and when one happens I know it!

William Shakespeare so eloquently stated in his masterful and deliberate creation "As You Like it",

"All the world's a stage,

And all the men and women merely players:

They have their exits and their entrances;

And one man in his time plays many parts,"

In my reality, everyone is a player on my stage and a mirror for my self-learning pleasure, my theatre is sold out consistently!

It was only a few short years ago - between 4 and 5 - that I was introduced to an old and powerful little book. At the time, I considered the author an odd looking man with an even odder name - Wallace D. Wattles. The title of the book is "The Science of Getting Rich" and "Wally" - as we have affectionately come to call him - was inspired to share his "pragmatical and practical manual" almost a century ago in the year 1910. Unlike other books I had read prior to it; "The Magic of Thinking Big" by David Schwartz, "Acres of Diamonds" by Russell H. Conwell, or the all-time classic "Think and Grow Rich" by Napoleon Hill, this book provided me with a new perspective and new tools to experiment with.

The Science of Abundant Life by Wallace D. Wattles

I was hooked on both the preface and the first paragraph of the first chapter as Wattles stated,

"The monistic theory of the universe the theory that One is All,

and that All is One; That one Substance manifests itself as the

seeming many elements of the material world..."

~ Preface

"WHATEVER may be said in praise of poverty,

the fact remains that it is not possible to live a really

complete or successful life unless one is rich.

No man can rise to his greatest possible height in

talent or soul development unless he has plenty of money;

for to unfold the soul and to develop talent he must have

many things to use, and he cannot have these things unless

he has money to buy them with."

~ Chapter 1

It seemed to me that "everything old was new again". The words came at me from a long ago past in crisp clarity, and clarity I have come to experience, is the essence of power.

Wally and my "playing with his principles" went on to prove to me, beyond a shadow of my own doubts, that there is much more to earning money than exchanging my time and talents for it, and that the traditional exchange is much more difficult than the "much more" that was required to amass personal wealth and well being. It was also the first time I had realized that there really are no coincidences in my world, and that everything that seemed like a coincidence was there on purpose and deliberately for my own growth, use or entertainment.

The Science of Getting Rich Wallace D Wattles

The Science of Getting Rich, as with many others, summarizes and continually re-iterates a mantra that I felt true in every cell of my Being. Wattles speaks of "The Certain Way", a certain way of being, doing and thinking that sounded loudly familiar and gave me the familiar goosebumps of recognition that I was "onto something". It spoke to me of the inherent knowing of my own integrity and excellence that has been my faithful comfort in times of uncertainty and indecision all my life.

"There is a thinking stuff from which all things are made,

and which, in its original state, permeates, penetrates,

and fills the interspaces of the universe.

A thought, in this substance,

Produces the thing that is imaged by the thought.

Man can form things in his thought, and, by impressing

his thought upon formless substance, can cause the thing

he thinks about to be created.

In order to do this, man must pass from the competitive

to the creative mind; he must form a clear mental picture

of the things he wants, and do, with faith and purpose,

all that can be done each day, doing each separate

thing in an efficient manner."

Simply taking the above statements "on faith" and going through my days in "The Certain Way" opened up a whole new set of options for "deliberately creating" the future that I desired to experience. As my days unfolded with new evidence that I was actually affecting the events around me, I was struck with a realization and deeper understanding of an even older story that has always had me in a childlike state of awe and wonder.

That story is the story of our own creation as told in the book of Genesis - "The Beginning". It was upon this realization and after many years of having first read it that I finally "felt" I understood how it was possible to create a whole universe single-handedly!

The words in verses 26 & 27 (NIV) was now a huge "aha"!

"Then God said, "Let us make man in our image, in our likeness,

and let them rule over the fish of the sea and the birds of the

air, over the livestock, over all the earth, and over all the

creatures that move along the ground."

"So God created man in his own image,

in the image of God he created him;

male and female he created them."

It now made total sense to me that if God created us in his/our image that we should have the ability to create as [he/they] did!

Since that time, I have been blessed with the appearance and teachings of many mentors, coaches and masters that confirm my own collosal "aha". As I said at the beginning of this article:

"I have continually been confronted with and struck by the fact

that, although there is much talk about and studying of

"the power of intentions", it appears to me as though many

people aren't yet really "living it"."

Like a scientist with a whiff of profound discovery, I began to ask myself some new questions:

What if we do have the ability to create as God did? How has that affected what and where I am now?

What if we are all here as a single entity and at the same time still connected to and operating out of that "formless stuff"? Which brings me to another verse from Genesis - Verse 2:

"Now the earth was formless and empty,

darkness was over the surface of the deep,

and the Spirit of God was hovering over the waters."

And, blasphemous though it may sound to many, even to myself the first time I asked it, the most important question of all -

What if I AM God?

As I asked the question and tried to imagine the "consequences" of that being true I felt a lightness and "certainty" envelope me. For the first time in my life I felt the true essence of "secure". It also caused me to realize that not everyone would feel the same sense of comfort and security in that "truth".

It smacked of huge "responsibility". If everyone is God and creating their own reality, some may not be too "proud" about what they have created for themselves so far. Taking responsibility for the present circumstances of their world might be painful at best. I have somehow inherently operated from these "new" rules all my life, using this "force" on purpose has allowed me to see how I "create" and I am "at peace with where I'm at". Is it not easier for many to shift the responsibility to a greater entity or to someone else if things are not exactly as they want them?

It is truly humbling to look at a "mess" and take responsibility for creating it, to say, "this I have done - and it is good".

Well, it is "all good". Can I refer to Genesis again? Notice that at the end of each verse, after each of his creations it says:

"And God saw that it was good."

There's a new teacher on the planet today. An entity that has come to us and interacts with us from the "formless stuff". I have enjoyed and delighted in the "Teachings of Abraham" for almost 3 years now. They/it are here to teach us to "feel good" no matter what, to ignore the apparent "reality" of our circumstances and go for that better feeling place. Abraham-Hicks is being hailed as the greatest teacher of our time, and comes at a time we need them most.

It is our "good" feelings that are the raw material in creating that which we desire in our lives. Knowing with clarity what we truly want is the tricky part, and the most important. What do you want when everything's possible? Like the art of praying and praising taught to me in Sunday school so many years ago, setting my intentions and remaining in a state of certainty and allowing has me in total bliss from moment to moment every day!

Here's a quote by one of my favorite human beings, Albert Einstein:

"We can't solve problems by using the same

kind of thinking we used when we created them."

Keeping in mind that everything is always good, and if you perceive you have a problem - which is just a "don't want", step out of your traditional way of thinking and tap into something a little different than you're used to. I promise you that eventually it'll all come back around to that which you already know.

My question to you is, do you even know what it feels like to feel good let alone experience total bliss?

Sounds like an obvious question and I've met many that don't - yet.

Like God did in the beginning, in his image we launch our rockets of desire and go about creating that which pleases us most. Knowing we are in a place of complete control at all times and having faith in the simplicity, of a universal law that is unfailing in it's "certainty" creates a huge sense of security - everything is always perfect in its timing and it is always "good".

So ask yourself - regardless of your prior programming,

"What if I am God?"

How different would your world look in a few short days, weeks or months from Now?

And, no matter what you see then, simply decide, "it's all good", because feeling good is ALWAYS a choice.

Summer is here! It's time to bring out your summer attire, take a vacation and reflect upon your achievements thus far this year. Look back at the past few months of your sales production . . . are you on target for all your sales goals for 2005? Are you making the sales from all your sales presentations?

You may be far ahead in some areas or behind in others. No matter what your sales production is today you certainly should have another look at what targets and goals you have developed in your game plan for 2005.

Are you using your strengths to their fullest potential? To improve your sales results, determine what has been working or not working. Then define where to concentrate your productive energies for the next two quarters in 2005 or the remainder of your compensation period.

The statistics say that 90% of the sale is made in the presentation. Many sales professionals need to be more innovative and prepare for every presentation. When planned and executed well, your presentation is the most effective method of winning more customers. The most important point of a presentation is that the objective of communication is not the transmission, but the reception. The whole preparation and content of presentation must therefore be geared to the customer with a clear objective that will specify actions or commitments you desire from the customer. Be creative and original to tailor the presentation to catch their attention and respect. Differentiate yourself from your competition.

It is difficult to overestimate the importance of careful preparation. Five minutes face to face with senior management could decide the acceptance or rejection of a proposal. With so much potentially at stake, the presenter must concentrate not only upon the facts being given, but also upon the style, pace, tone and tactics that should be used to best relate to the audience.

�½ Explain at the beginning of the presentation what will be covered and how long it will take so they know what to expect.

�½ Plan exactly how you wish to appear to them; dress appropriately for the audience.

�½ Rehearse your presentation. There is no substitute for practicing.

�½ Accentuate your gestures and vocal projection; always have great eye contact.

�½ A smooth presentation is the key for your customer to sense your sincerity and confidence.

�½ Don't try to answer every question. They will respect you more if you get back to them with the correct answer.

There are three primary ways people learn:

Visually - people learn through reading, seeing and mental images.

Auditorily - people learn through listening and hearing.

Kinesthetically - people learn through touching and doing.

Try to find out how your customers prefer to learn. Pay attention during conversations, if they read a lot and use phrases like, "I see it," and then they probably learn best visually, so use plenty of excellent visuals. If they use words like, "I haven't heard that, but that sounds good to me," they learn best auditorily, so keep the speaking dialog going at a pace and tone that they are comfortable with. If you see them holding your collateral and product they might learn best kinesthetically.

Powerpoint presentations for managers.

Deliver your presentation primarily that way and create a well-rounded presentation that encompasses all the learning styles. For example, include visuals, have a good speaking voice, and bring samples of the product for every customer. But primarily tailor your presentation to their preferred learning style.

Although they will be trying very hard to concentrate on your presentation, your audience's minds will inevitably stray. Your job is to do something, anything that captures their attention and makes a lasting impression upon them. You don't necessarily have to use repeated phrases, but simply make the point again and again with different explanations and in different ways. Include the audience in the presentation; ask them questions to get them involved and keep them involved. Once your presentation is over, you should try to honestly evaluate your performance. Either alone, or with the help of someone involved, decide what were the least and most successful aspects of your presentation and concentrate on those areas for your next presentation. If there's a problem with the preparation or execution, then work on it. Practice is only productive when you make a positive effort to improve your presentations. Be committed to self-improvement to further develop your career. Be coached, or coach yourself, to constantly improve your presentations. Analyzing your strengths and building upon them is an effective method of self-coaching.

All winning sales letters speak to your prospect by creating an image in the mind of the reader. They set the scene by appealing to a desire or need, then flows smoothly into the visionary part of the sales presentation. This visionary process describes in detail how wonderful life will be and how good the prospect is going to feel after the product is purchased or the service has been performed.

This is the heart, soul, and secret of a million dollar sales letter. In your sales letter and your marketing campaigns, give your prospect a clear vision of the benefits they will receive or take away from what you are offering.

For this to happen, your winning sales letter must follow a time-tested and proven formula known by the acronym AIDA:

A - You must get your prospect's Attention.

I - Give your prospect an Interest in what you can do for her.

D - Create a Desire for the benefits you're offering.

The Attention for your offer first comes from your headline. If it's not compelling or a heart-stopping attention getter, work a little harder to make it so. When your headline expresses your unique positioning statement -- the million dollar phrase that captures in just a few words the "essence" of what you have to offer and how it will benefit a customer. A compelling headline can go the extra distance as an opening line for your sales letter and goes a long way towards establishing your "brand."

Is the offer of Interest to your potential customer? What makes your product or service distinctive from your competition? Why would a prospect buy your product or use your service over another's? Make the image of your product important. Whatever you offer should have the power to stay in the marketplace a long time. Just because life changes so rapidly, your product and/or service doesn't have to conform. Potential customers need to know you'll be there when they are ready to purchase your product or service.

How can you make your product or service Desirable? This is where the benefits are highlighted. Will it make the prospect feel more healthy? Save money? Lose more pounds ? Will it make them look more beautiful? Find ways to communicate the benefits to your potential customers. Use words that are powerful and irresistible like: magic, caring, power, richer happier, abundance, appealing, and enticing.

After announcing or promoting your offer, what is the result or, what type of Action do you wish your prospect to take? Be clear on your directions. Do you want them to request additional information, by telephone? By email? Must she mail a check? Call for further details? Or, just give an opinion?

Working the above AIDA formula into each of your sales letters and business marketing campaigns will determine the success of your business. And putting passion, purpose, and truthfulness into each sales message will work wonders - and bring you success.

Getting Your Book Written--Six Myths and Options

1. Takes talent.

Actually, the less writing know how you have, the better. In my innocent beginnings I thought I was a speaker, a trainer, a teacher, a coach. I didn't think of myself as a writer!

Yet, because my audiences kept asking for information to take home, and from encouragement from other writers, I started writing short books, booklets, and special reports. I didn't write the end-all-be-all book of 200-400 pages. Instead, I wrote a series of short books, each taking about a month. No more messy (and unprofitable) handouts. I saw a need and filled it.

While I had heard of agents and publishers, after I checked this traditional publishing route, I found it didn't serve me. First, it takes too long--even two years or more. Second, nobody cares more about your book than you do. You are the one that can get it done and out into the hands of your audience.

When you don't know what you don't know, you can forge ahead with self-publishing like I did. And, you can also consult with an inexpensive half hour phone book coaching session too.

Turn to the talent of others. From knowing Jim Belasco, management consultant some 25 years ago, his "Do what you do best, and hire the rest" statement led me to hire a book designer, graphics person and cover designer. Later, I learned how to do my own with Portable Document Format, Word graphics, and simple cover designs.

2. Takes creativity.

Dan Poynter told me many years ago that information can be repackaged for any particular target audience. It doesn't take creativity, it just takes some editing, rewriting, adding a few new ideas and resources, and putting it together in an organized, short and simple format to please the consumer who wants easy-to-read information.

If you are like me, you can package several of your books and others' related books together for increased back-of-the-room sales. Like my own increased profits, they can provide more than $4000 a month if you put time into getting the word out.

If you are flexible and willing to learn new ways, you can sell even more copies easily with online promotion techniques. For me, the Internet was my breakthrough.

3. Takes time.

Some writers claim it takes 2-10 years to write a quality book. Some say 14 days. Maybe a few months to a year can be your story. It will take longer if you change your focus, your format, or try to be perfect. That's why you need to do some market-driven pre-planning before you write your book.

Follow the lay-out of your affiliate product web site.
Put content on your web site (minimum of 10 pages). Like articles and reviews related to your affiliate product. No need to say to put up links leading the visitor to your affiliate web site.

To give you an idea about the differences of investments in tangible and intangible products and how it works out in real life, let me give you an example that nearly did cost me $25.000 in the past.

During the first oil crisis I lived in New Zealand for a few years and had to invest my assets in appropriate channels at that time. Because back then not only oil prices went up, also other commodities such as gold and silver increased slightly in value and I decided to invest some money in metals.

After locating a company that advertised selling of gold bullion, I went to their downtown store and asked a clerk to purchase gold for about $25.000. I never did this kind of investment before and was a bit unsure about where to keep it save from curious people and for the possible event of burglars in the house.

Knowing what was on my mind the clerk asked me that memorable question "would you like to have this in gold options, stocks or physical bullion?" He went through great lengths to explain me the advantages of "gold papers" that follow the value of gold at any time, so increase in value if the gold price further increases. There would be no necessity to actually touch physical things, and I could cash in the papers at any time.

I almost agreed to his offer, when suddenly a small yet bright thought of warning flashed my mind. Something that a goldsmith I met before told me years earlier, he said: "If you ever buy gold, remember the reason why you buy it, and do not buy virtual gold, but the real thing only".

This thought won in the end because my adviser taught me many basic things about jewelry and metals, and I highly respected his opinion. Turned out he was right. Less than 6 months later, the company I bought the bullion from faced bankruptcy and all their options, shares and other papers lost all of their value. I still had my physical gold however, that increased in value by about 10% at that time.

With that example fresh in mind, I personally still make distinctions when I buy personal products that enhance my lifestyle today.

Yes I invest a lot in software for example that enhances my virtual PC desktop, and helps websites function the way they should, and also loose a lot of it every few years when a harddisk or server crashes. I also enjoy the latest designer clothes, however they wear out and generally get damaged by usage over time.

However I keep a small collection of silver and gold jewelry in the same fresh looking condition as I originally bought it many years ago. These items never wear out, never go out of style. And never loose their value. It's the real thing.

hanging on the wall in most local tattoo parlors have been bought and copied and sold over and over again and a lot has been lost in the translation. These errors can happen for two reasons.

1. The difficulty of translating English Words into a foreign language. Often there is no exact translation and even an exact translation might not even make sense to a native speaker.

You see it takes the Japanese at least 12 years of school to learn to read and write properly. Not like in the US where most 2 and 3rd graders can read pretty fluently. In the Japanese language there are three different alphabets hiraganna, katakanna, and Kanji. Most tattoos are done in Kanji. However there are over 10,000 different symbols in Kanji and the order of strokes that it is written and each little tiny part of the kanji has meaning.

If Of course if you are not to concerned about what your tattoo says then it doesn't really matter. Go ahead and just get it done at your local tattoo parlor. However if you are concerned about it being accurate then you should either post a job for a custom tattoo design or consult with someone who is a native speaker of the language.

Take a random tween, age 8-12, place them in front of a rotary phone and observe at the blank stare of bewilderment. Yes, gone are the days of the landline, pushed aside by the next wave of technological advancement. Mobile phones are fast displacing landlines in many homes; accompanying this movement is the fact kids regularly use and know how to use these cell phones. The mobility of cell phones means you can be anywhere and have the necessity, or should I say the convenience, of a phone.

Cellular service providers and manufacturers would enjoy nothing more than exploiting the vastly untapped tween market. However, is it necessary to provide cell phones to kids age 8-12? What makes it necessary today? Is the simple the notion of having the technology enough reason to equip younger and younger customers with phones? Where do we draw the line when it comes to tweens owning cell phones, and when should we be restricting use? The remainder of this article will discuss the pros and cons of purchasing cell phones for kids. It will discuss the social aspects, health concerns, and cost issues.

Social and Cost Issues:

Some options are available to have 'pay-as-you-go' options, you pay for whatever minutes you purchase, however, either or, the more your kid talks on the phone, the more you pay. Don't forget too that cell phones are more than phones. Almost all (the Firefly does not) have text messaging and more complicated communication tools included that have an attached cost as well. Boy, this is starting to get expensive!

Health Issues:

The Firefly cell phone is designed to give the bare phone essentials. However, this phone is a candybar style, which means the antenna is located within the phone unit and does not protrude out. This means cellular frequencies are closer to the brain. The question now revolves around how early is too early for exposing kids to cellular frequencies on a regular basis? On one hand you don't want to risk your child's health, on the other hand scientific research is still inconclusive when it comes to cell phone 'radiation'. The juror is still out on this one, be your own judge regarding the health impacts.

There you have it, some helpful reminders to consider before going out and dropping a couple hundred dollars and an additional twenty per month, minimum, on a cell phone for junior. One certainly cannot downplay the safety benefits, you never know when it could save a life, however, at the same time, there are many con items to consider before sending buying a a cell phone for junior. One thing is for sure, the little handset device will never replace supervision from an adult when supervision is due.

Selling Real Estate is an ART - not mathematical rocket science. There are no rules, no absolutes, no equations to determine an exact price in most cases, and no way to determine the time needed to sell the property, or where to find the buyer.

There are however lots of tips and techniques that can be used, by someone who understands the business - to sell your property.

Sure there are things we call RULES such as the maxim that value is determined by location - location - location.

There are averages regarding the "numbers system" and how much advertising it takes to get how many people to contact us and how many contacts for an appointment and how many appointments for a contract and the average commission and the average price per property... And, there are communication skills, marketing, advertising, and promotion skills, negotiation skills, phone skills, email skills, writing skills and the list goes on. But there is no science.

Underneath the abilities of a successful Realtor are thousands of hours of training and years or decades of experience; built upon that is attitude and professionalism, ethics, legal knowledge and skill, math skills, computer

skills, research skills; and built up that are abilities and skills of planning, goals attainment, management, teaching skills, and leadership skills.

At all points there must be proven abilities in all these things and many more because theoretical knowledge means nothing. Finally there is the art of pulling it all together quickly, efficiently and the constant, daily quality control of making planning become actuality! Then, usually the Realtor is paid some fee.

Selling your property:
When you decide to sell your property you want the most money you can get for it; as fast as you can get it, so do we. We get paid based on the ACHIEVED sales price; but neither of us gets paid if it doesn't sell. If it doesn't sell both of us lose money. You lose money by paying a mortgage too long or by having the property require more repairs as it physically depreciates. All property except raw land does depreciate unless you spend time and money to keep it up.

Very few people accept what the Realtor knows is true about the actual value of the property; let's be honest; we've not had one person take our word for value in decades. Even my own family, all of whom are professionals in various factions of the Real Estate industry, are never willing to sell a property for what it's really worth. We all want just a little, or a lot more than the market allows.

We can push the values up, up, up, with aggressive marketing and salesmanship - that is what we do - we push, market, advertise and sell to get the value and selling price of your property UP to far more than what it would sell for without us. That is what we get paid for. Even Realtors who assume they know a geographi market or a type of real estate they are not proven expert in, are usually rudely awakened when they attempt success.

We are expert Technicians - NOT magicians! We can not ordinarily take a $30,000 property and sell it for $100,000 or a million dollars; although we are expected to be able to do almost that at times. If a property is going to be listed above the market value it will take better marketing, a longer time to market it, and it will have to be showcased to its maximum potential. The showcasing is the responsibility and cost of the seller, the rest is our responsibility and cost.

Yes, we can ask any amount of money for your property. You can direct us to ask any amount that you want to ask; however it is the purchaser that determines how much the property will sell for, not us, not you. That being said, there are things you can do to increase the price and perceived value of the property. You can dress up the property to place it in its most attractive light.

We can do a lot to get maximum price as well. We can market the property to expose it to thousands of people and hundreds of other Realtors; we always do that and we do that well, very well, far better than most. We have hundreds and thousands of people and out of town Realtors who are coming hourly to our web sites just for real estate. We put your property on the Multiple Listing Service, just like most other Realtors, to expose it instantly to all other Realtors in our area.

The prudent and service oriented Realtor, and we are - carefully write the copy for the Multilist and we carefully enter your property in all the possible ways it can be entered to make it easier for others to find your property. We do this far better than most others do, far better! We go out of our way to help all the other Realtors find your property and sell it for you in addition to ourselves. We go out of our way to include all the information a buyer or another agent needs and wants to know so that they are knowledgable and interested in the sellers property, before they contact us.

We have signs to capture the dozens of people looking for property in the exact location as yours, who may be riding by. Since we show your property location on the Web with a location map, the sign helps assure a person who has seen the web site and wants to drive by and check it out. We contact all the neighbors, at their home address (wherever that may be) so that they can invite friends and family to purchase something in the neighborhood they love and where they have purchased. Signs are valuable but we do all the rest as well. Print ads are the least effective form of advertising these days; but that is another article. Your Realtor should bring you a Comparative Market Analysis which will show you how much other properties have gone for in your nearby areas that are in some ways similar to yours. We all know you want MORE than that amount and in your position so do we. The way you make more money is to price it to sell in 30 to 60 days or more if you wish. If your property sells in less than thirty days, it is possibly priced to low; however in some markets if it doesn't sell in a day or two, it is priced too high. Your Realtor, a top agent in your area - Knows. If it sells in more than four months, it is possibly priced too high or does not look like it's worth the asking price from the prospective purchaser's point of view.

One of the worst problems in pricing a property too high or not having it on the multilist properly is that it does not attract other Realtors to bring their clients to buy your property. The primary reason is that the Realtor takes the direction of the seller after advising them correctly and prices the property higher than it should be. We are supposed to do that. We are supposed to price a property exactly the way the seller tells us to after we advise them. The second reason is that the Realtor prices the property too high in order to not lose get the listin so that another agent won't get it. There is always another Realtor who will take it at the higher price the seller hopes to get.

We also have some real estate agents who will do what is known as "buying the listing" by pricing the property too high on purpose so that no other real estate agent will be considered competitive by the seller. Whenever you see a Realtor with most of the signs in an area where there is a very competitive market place you should check to see if they customarily price their listings way too high. If the signs stay up for more than a few months, the prices are probably way too high for the current market.

Another reason for pricing a property too high is that the seller wants room to negotiate. The purchaser will always be willing to negotiate. down, but if the price it more than 5% above market value most buyers will just pass you by and never make an offer.

Most of the action on your property will ordinarily occur in the first few days or weeks after placing it on the market. There is a pool of prospective purchasers who are waiting for a properly priced property - just like yours. If yours is priced to high, they will just keep on looking and we'll not find out who they are or that they are even looking. These buyers have seen most or all of the properties in the market in your price range and general location. They know values to within a couple of percent, at most, and they are looking for properties under-listed not over-listed in price.

Sometimes a price reduction will still fail to attract interest as the property is no longer fresh on the market. Realtors especially, are hard to attract to your property, with the buyers they have who have been looking for a property just like yours. Those Realtors know the buyers they have are very savvy regarding prices and values and they don't dare call them on an overprice property and lose the delicate allegiance they may have, of a prospective purchaser.

Overpriced properties do one thing very well. They help the other, more correctly priced properties in an area to sell more quickly - while the overpriced one languishes. It is our duty, the duty of any Realtor, to provide you with a comparative market analysis - which is a comparison of recent homes in your area that are in the categories of; sold, still on the market and have been taken off the market, along with the times they spent on the market.

There is no exact price and no exact formula. Every property is worth exactly what a buyer will pay for it. Thus, the market place determines the value. The seller determines the asking price with the advice and help of the Realtor. If the asking price and the market value are equal - the property is SOLD. If the seller thinks he can just price a property foolishly high and find a fool with money... so far in 35 years I've not seen it happen.

Realtors have no control over the market, only the marketing plan. The seller determines the asking price - don't blame the Realtor. And, never select a Realtor to sell your property, based on what asking price that Realtor is willing to put on the property.

There is a corollary here. Some Realtors charge less commission and some sellers want the Realtor that works for the least commission. Real Estate sales and marketing is extremely competitive and exceedinly expensive. The best service costs more money not less and the best service takes the best agent. The best agents don't have to work for reduced commissions. You get what you pay for there too.
